Victoria Mill

The refurbishment of a Grade II* listed former mill to create 88 new residential units overlooking Rochdale Canal.

Victoria Mill is a former textile red brick mill located beside the Rochdale Canal in Manchester. The six-storey structure is Grade II* listed, and as such, it is an extremely complex project upon which to undertake a refurbishment, particularly in terms of viability, due diligence, compliance, and consent.

During the course of the complex repurposing programme, we were engaged to support the fund on the project, providing an audit on completed works to date and a subsequent means to re-establishing scheme viability. Although the external fabric of the building remains largely unchanged, with a plan for 88 residential units and a commercial component at ground level, the mixed-use nature of the scheme adds extra complexity to a listed building project which requires a unique level of expertise and understanding. Victoria Mill is currently under construction.
